This Certificate relates only to the management and/or treatment of the pests specifically listed within the Certificate, unless otherwise excluded.
While The Exterminators will carry out pest management services using industry best practices, no guarantee can be given regarding the complete outcome of pest management procedures. This is due to several factors, including:
- Pests are biological organisms that may display hidden or unpredictable behaviours.
- Some pests may survive treatment or re-infest from neighbouring properties or external sources.
- The effectiveness of treatment may be affected by site conditions such as hygiene levels, storage practices, building structure, or environmental factors.
Limitations
- It is the Client’s responsibility to ensure that treated areas are not disturbed. This includes any baits, monitoring stations, or traps installed by the Pest Manager.
- The Pest Manager must be notified immediately if any evidence of active (live) pests is discovered after treatment.
- This Certificate does not include inspection or assessment of matters outside its scope. It is not an inspection report or management proposal for timber pests such as termites, wood borers, fungal decay, chemical delignification, or other excluded pests including bed bugs.
- Inspections are limited to areas that are normally accessible. Areas that are inaccessible, obstructed, or unsafe at the time of inspection are excluded.
- This Certificate has been prepared solely for the Client named in this document. The Pest Manager and their company accept no liability for reliance placed upon this Certificate by any third party, except for the Building Owner named in this document who instructed the Client.
- This Certificate applies only to work performed by The Exterminators and does not extend to work performed by any other pest management provider or successor business.
- Any agreed service obligations exist strictly between the Pest Manager, the Client, and the Building Owner named in this document. All service obligations terminate upon sale or transfer of the property. A new owner must contact The Exterminators to arrange a new agreement if continued coverage is required.
Exclusions
- This Certificate does not include treatment, rectification, or repair of damage resulting from past, current, or future pest activity.
- This Certificate also excludes treatment, rectification, or repair of any pest management system that has been damaged due to the actions or inactions of the Building Owner, their agents, employees, or invitees.
Important Health & Safety Information
- If the Building Owner or any occupants believe they may be sensitive to chemicals, pesticides, or associated odours, the Pest Manager must be notified in writing prior to treatment. This notification should include whether medical advice has been sought from a healthcare professional.
The Pest Manager reserves the right to decline or terminate service upon receiving such notification. Failure to provide prior notice constitutes the Building Owner’s assumption of risk and waiver of any related claims. - When requested by the Pest Manager, the Building Owner must remove or protect all people, pets, birds, fish, and household belongings during the treatment period.
- The Building Owner must follow all written and verbal instructions, recommendations, and advice provided by the Pest Manager.
Definitions
Pest Manager
The licensed individual engaged by the Client to perform the pest control services described in this document and authorised to apply pesticides where required.
Client
The individual or entity engaging the Pest Manager to carry out the services described in this document.
Building Owner
The person who has authorised or directed the Client to engage the Pest Manager on their behalf (for example, a property owner instructing through a real estate agent).
Treated Areas
The areas specified in this Certificate that have been treated by the Pest Manager.
Pests
Pests of commercial significance in an urban environment including, but not limited to: cockroaches, fleas, flies, mites, bees, wasps, mosquitoes, spiders, rodents, ants, silverfish, carpet beetles, birds, other vertebrates.
The term “Pests” does not include bed bugs (including Cimex lectularius and Cimex hemipterus) or timber pests such as termites, wood borers, fungal decay, or chemical delignification.
Pesticides
Products approved by the Australian Pesticides and Veterinary Medicines Authority (APVMA) including insecticides, herbicides, weedicides, rodenticides, fungicides, or aviaricides used to manage and treat pests.
Warranties
The Exterminators provides warranties and/or complimentary service periods on many of the pest control treatments we deliver.

This approach ensures our treatments remain effective while prioritising the health and safety of our customers, technicians, the general public, and the environment.
